Works to listed buildings and development within conservation areas (Designated Heritage Assets) are governed by statute. The Planning (Listed Buildings and Conservation Areas) Act 1990 and national policy within the NPPF requires that special regard is given to the desirability of preserving the building or its setting or any features of special architectural or historic interest and great weight be given to the asset’s conservation. If your proposal involves works to or affecting the setting of a Listed Building or within a Conservation Area, you are strongly advised to seek pre-application advice from the Council before submitting your application. Pre-application advice service

We offer a written service for which a charge is made. A ‘virtual’ meeting can also be arranged.

A drop in, on-demand service is no longer provided and all meetings are by appointment only.

All requests for pre-application written advice must be made using the correct form together with any supporting information requested by the form.

This covers proposals for:

  • Planning permission
  • Permitted developments
  • Consent to carry out work to protected trees
  • Listed buildings

Please note that from the 1st April 2024, fees for our pre-application advice service will increase in line with inflation, together with new categories and fees introduced for the larger ‘major’ developments.

Planning research

We are willing to carry out planning research in respect of the planning history of the property, including the discharge of planning conditions, at your request.

The fees are:

  • £28 per request for domestic householder development
  • £97 for other requests
