Pre-application Planning Advice

We are able to provide you with advice and information if you are considering a development proposal and welcome and encourage discussions before you submit an application. We also strongly encourage developers to discuss their proposals in advance with neighbours.  This can help to resolve issues ahead of formal submission to the Council. Please note the Council will not provide advice to individuals concerning trees which are not statutorily protected as there are arboricultural consultants able to give this advice.

Do I need planning permission?

If you wish to establish whether planning permission is required for a minor householder development, then please complete our Do I need planning permission enquiry e-form.  Responses to written enquires will normally be provided within 10 working days of receipt.  If we are not able to give you a full reply we will confirm a timescale (usually within 20 working days of receipt).  Further guidance can be found on web page ‘Do I need planning permission?’

Free Verbal Advice for Householders

A duty planning officer is available in the reception area from 9 am to 1 pm Monday to Friday. No appointment is necessary. The duty officer will be able to help provide advice on queries such as extensions, porches, outbuildings, loft conversions and with general planning queries regarding current applications. This is a verbal service only, if you would like written advice please complete the e-form below.  A charge of £50 is made should you require a visit to your home.  The duty officer will not be able to give advice on proposals for which a charge is made (please see below).

Chargeable Written Advice

We also offer a written service for which a charge is made.  This covers applications for planning permission including housing and commercial schemes, consent to carry out work to protected trees and works to listed buildings.  All requests for pre-application advice must be made using the relevant form together with the supporting information outlined on the form.

Please note that information provided as part of the pre-application advice may be released under the Freedom of Information Act.

Planning Research

From time to time the Council receives requests for information which fall outside of our pre-application advice service. This might relate to the planning history of the site or whether planning conditions have been discharged, for example. Such information is publically available but the Council is willing to research and provide such advice on a cost recovery basis. The fees are:

£28 per request in respect of individual householder applications, and
£97 per request otherwise.
