  • What are your current fees?

    From 1 January 2017, VAT is charged on Con29 information at 20%.

    From 1 April 2017 our fee for a Full Search (LLC1 plus Con29) is £97.80.

    This includes all of the Con29 questions, plus the Highways Optional Enquiries - numbers 4 and 22 - at no extra cost. Just be sure to tick them on the Con29O form when you submit your searches.

  • What's the quickest way to submit and receive my search?

    You can submit your searches quickly and easily using our online forms and payment:

    Online Search Forms

    We return online searches directly via email, which avoids time lost using the postal or DX systems.

    Our current search turnaround is five working days, though the majority of our searches are returned even sooner.

    From Nov 2016 - Oct 2017, we returned 98% of searches within five working days, and 92% within just four working days.

  • What does a Local Land Charge search cover and include?

    The search reveals all information held on the statutory Local Land Charges Register.

    Examples include - 

    • Tree Preservation Orders
    • Enforcement Notices
    • Legal Agreements (such as Section 52 or Section 106 agreements)
    • Listed Buildings
    • Conservation Areas
    • Public Health notice
    • Any other document containing local authority imposed conditions or restrictions.

    A Local Land Charges Search also includes details effecting each particular property or piece of land by four other departments: Planning, Building Control, Environmental Health and Highways.

  • What is the difference between a Local Authority Certificated Search and a Personal Search?

    The Local Authority is the only source for an official certificated search.

    For the LLC1 certificate, experienced and skilled Officers inspect and interpret the Local Land Charges Registers, then provide the full information for that property or piece of land. See an example LLC1 form.

    The other part of a Full Search is known as the Con29. This answers over 60 questions, and is also completed by fully trained and experienced staff in each of the four additional relevant sections: Planning, Building Control, Environmental Health and Highways.

    The officers refine the information and reveal the details that are relevant to the property or land being searched. See an example Con29 form.

    A personal search can be carried out by the home mover themselves, or by a private personal search agent or company. With a personal search, the person undertaking the search has access to inspect the Local Land Charges Registers.

    A personal search does not include the Con29 form information or the official LLC1 certificate, unless this is requested at an additional cost by the person or company performing the search.

    Due to the suspension of Home Information Packs (HIPS) by the Government on May 21st 2010, Personal Search Companies are no longer required to reveal all Con29 information, as was the case when HIPS were in force.

    For all Official Local Authority searches, we endeavour to return the search within five working days, and respond to all follow up enquiries to your search within 24 hours.

  • What information do I need to supply for you to carry out a search?

    The easiest and quickest way to submit a Local Authority Search is by using our online form and payment system:

    We process searches at 9am each day, so any searches received up to this time will be processed that day. With our turnaround of five working days, and direct return via email, this service saves considerable time over submitting via the post or DX.

    If you are submitting a search via post, please provide:

    • Completed LLC1 and Con29 forms - One copy.
    • Ordnance Survey Plan outlining the property at 1:1250 or 1:2500 scale - Two copies.
    • A cheque for the required amount, made payable to Mid Sussex District Council.

    If any of this information is missing, or the fee provided is incorrect, we will endeavour to contact you as soon as possible by phone or email so as to avoid unnecessary delay in returning the search results.

  • Can I cancel a search?

    If a search has been received but not yet entered in our system and sent out to each of the contributing departments, it can be cancelled and the fee and search returned. After this time, it cannot be cancelled, and the fee cannot be returned or refunded.

    We work on a very quick turnaround time (within 5 working days) so please contact us as soon as possible if you wish to cancel a search.

  • What kind of follow up and additional services do you provide with searches?

    For all official searches carried out by the Local Land Charges Team, we pledge to respond to any search related follow up queries within 24 hours.

  • How do I carry out a Common Land Search?

    This is covered by Q22 on the Con29O Optional Enquiries form, and is answered for us by Highways at West Sussex County Council.

    If this is requested alongside a full search there is no additional fee. The fee is included in the £17.50 (+VAT) Highways element of the Con29. Ensure that Q22 is ticked on the Con290.

    For a stand-alone enquiry, for Q22 only, a fee of £17.50 (+VAT) is required, as this still goes to Highways to be answered.
